Questions

What do NPV and IRR mean?

NPV adds up all cash flows after discounting each one back to today at your required return. A positive NPV means the project earns more than that return. IRR is the discount rate at which NPV becomes exactly zero — the project's own yearly return.

Which should I trust when they disagree?

NPV. IRR can mislead when cash flows change sign more than once (there may be several IRRs) or when comparing projects of very different sizes.

Which discount rate should I use?

Your cost of money or the return you could get elsewhere at similar risk — for example, your loan rate, an FD rate for safe projects, or 12–15% for business ventures.
